The buffet will be out from 6:30-8 p.m., featuring signature soups and salads, entrees such as crab stuffed sole, seared stuffed chicken, vegetable en croute and prime rib. And, be sure to save some room for desserts, such as flambé peaches with short cake to assorted truffles and tartlets. Oh, and there’s kid appropriate food such as mac and cheese, chicken tenders and pizza.

Keystone – Just in time for Christmas week, Keystone has opened additional terrain, including The Outback. This updated Keystone Terrain Report is brought to you by Summit Mountain Home, where we specialize in Breckenridge Real Estate (click to search MLS for free) and Breckenridge Foreclosures. You can contact us at 970-409-9145 or click here. Check out some of our Breckenridge Real Estate listings by clicking here. Contact us for all of you Breckenridge, Keystone and Summit County Real Estate needs.

As we speak, Keystone has expanded it’s open terrain to include it’s only remaining peak that was not open, The Outback. In addition, the A51 Halfpipe will open tomorrow. On the Outback, Elk Run will be open for the season and will be groomed. As natural snow allows, Badger and Timberwolf will be open. So, when we get enough snow for there to be enough coverage, these trails will be open. And don’t forget the main reason to head to the Outback, the trees.

This additional terrain opened brings Keystone’s open terrain to almost 45 percent of all lift serviced terrain. In addition, A51 has a plethora of features, including the current total of 8 jumps and 55 grind and jib features. Those wanting to access the park faster, should go via Upper Paymaster, so they may avoid slow ski zones. So, get out there and ride. But bring the facemask or bandana, as the wind chills here in Breckenridge today approached negative 55. Merry Christmas to everyone from Summit Mountain Home.

The weather here in Breckenridge and Summit County has been cold and those cold temperatures and snowmaking have led to the early opening Tuesday of Keystone’s A51 terrain park. The park opens with the Park Lane Jump Line as well as Jib Alley. A51 will have a total of five jumps and more than 20 features. The resort will move the features from the park’s current location (near the gondola) into the permanent home for the winter season in the A51 area on Dercum Mountain.

There have been some big stars of extreme winter sports at Keystone. Keystone invited some of the biggest ski and snowboard stars to preview the park and help our park crew test and refine the jumps including: Andreas Wiig, Torstein Horgmo, Simon Dumont, TJ Schiller, Jossi Wells, Tim Russell, Andreas Hatveit, Haldor Helgason, Ryan Cruze, Chris Chance, Scott See and Joe Mango.

Every season Keystone hosts multiple events in A51, this year including the Gatorade Free Flow Tour and Volcom Peanut Butter and Rail Jam.

Here are some dates and details on those two competitions and stay tuned for more information on other competitions to come.

Gatorade Free Flow Tour is set for Jan. 23-24 and will search for the country’s best and brightest amateur snowboarders and skiers. Free Flow Tour is the “official amateur series” of the Winter Dew Tour and brings the opportunity for local talent to compete against the world’s best at Winter Dew Tour. The winner of the Free Flow Finals earns a wildcard spot to compete against the industries top professionals.

Volcom Peanut Butter and Rail Jam will be held April 10. The Peanut Butter and Rail Jam is Volcom’s free amateur snowboard contest series. The goal of the series is to give something back to young riders. Instead of having rails or features set up in a row, three rails are set up side-by-side, creating a single, large rail zone. The event is absolutely free, on a first come first serve basis, and boasts tons of free prizes and PB&J sandwiches. Also, everyone who enters walks away with a Volcom PBRJ shirt and other prizes.

Breckenridge has been making snow like crazy and the Freeway Terrain Park is open. In addition, Copper Mountain has opened it’s 22 foot superpipe.

The typical vacation or second home buyer last year was 52 years old, earning $82,800 a year, and purchased a property that was about 200 miles from the primary residence. That makes Breckenridge Real Estate an ideal investment as it is only 70 miles from Denver. This article has been posted by Summit Mountain Home, where we specialize in Breckenridge Real Estate (click to search MLS for free) and Breckenridge Foreclosures. You can contact us at 970-406-1385 or click here. Check out some of our Breckenridge Real Estate listings by clicking here. We have specific information on all of the properties in Summit County that are going into foreclosure. If you are interested in information on these foreclosure properties, please contact us immediately as these properties tend to be swallowed up quickly by the savvy investor.

When is the right time to buy that dreamed of retreat? Now is a excellent time. Prices have come down to a more reasonable level than they have in many years. We are expected to have another epic winter this season. Season passes are less expensive at Breckenridge, Vail, Beaver Creek, A-Basin and Keystone than they are at any world class ski area and less expensive then some small local ski areas around the country. In years past we have seen record number of sales in Breckenridge and the surrounding area in Summit County. Real Estate sales activity is cyclical. when buyer demands are high, interest rates are low and the supply of homes is low, home prices tend to rise. The problem is finding a place to buy when demand outpaces supply. When home prices slow down the supply of homes for sale tends to rise.

The answer depends on the economic situation in the locale. As the national economy picks up, interest rates will rise, the employment situation for many will improve and if so, household incomes should grow. Unless interest rates rise rapidly, increasing incomes should make up for the decrease in housing affordability. However if your local economy lags, you could be faced with a higher interest rate which result in higher housing costs at the same time the average local income becomes static or declines. In this situation, home prices could drop, particularly if there’s a glut of inventory on the market.

There is no harm in buying at the high point in a market cycle as long as you’re not forced to sell when the market is down. Timing markets are difficult. Some people wait until all the conditions are right, which you make not know until after the fact. You could miss opportunities if you wait. The right time to buy is when you have financial security; you can afford to buy; you find the right house, or want to move on your dreamed of second home. Across the U.S., there are signs of a cooling housing market. Yet, in pockets throughout the country, there is a contrasting trend — areas sidestepped by the real-estate boom are experiencing increased buyer demand, says David Lereah, chief economist of the National Association of Realtors. If you are interested and would like to explore if the market is right, your financial situation is right to explore second home ownership in Breckenridge, Keystone, Copper Mountain, Dillon or the Frisco area in Summit County visit Summit Mountain Home. We are knowledgeable in all facets of the Summit County Real Estate Market.

Americans snapping up second homes as investments or vacation properties accounted for four out of every 10 sales of existing homes last year, a record that helped drive the real estate market to new highs, according to a report being released today by the National Association of Realtors.

Nearly 28% of homes bought last year were for investment purposes, and an additional 12% were vacation homes, the figures show. Most of the buyers were baby boomers in their top earning years, looking toward retirement and hoping to build wealth or find a more desirable place to live. “Baby boomers are such a powerful economic force,” said Dave Jenks, co-author of The Millionaire Real Estate Investor. “They’re using their wealth to go buy second homes.”

Real estate, over the past five years, has outperformed virtually every other investment vehicle. The trend really started after 1997, when Congress changed the tax code, allowing most homeowners to escape the capital gains taxes when they sold their homes. The exemption is $500,000 for married couples, $250,000 for singles, if it was their primary residence for two of the past five years. The tax situations helped, but at the same time, baby boomers were entering their peak earning years. That’s why we just boomed in second homes.

Sales of vacation homes, though, are expected to stay strong for years, because the youngest baby boomers are only 44 this year. Is this the year that you let us help you to find your dream home in Breckenridge Real Estate? Let us help you find your Summit Mountain Home.

Breckenridge, Colorado – The time to invest in Breckenridge real estate is now! The planets of the investment heavens have aligned to make this the ideal time to invest in Breckenridge Real Estate. I specialize in helping investors find the ideal ski home for their family’s budget and needs. You can contact me, Brenda DePalma, at 970-406-1385 or click here. To search the Breckenridge and Summit County MLS for free, click here. Here are the reasons why I say invest now in Breckenridge and Summit County Real Estate:

1. Prices are down – The economy has slowed things slightly here in Breckenridge. Nothing like what is happening in Vail and Aspen. Vail, Aspen and Beaver Creek have seen huge price and volume drops. However, Breckenridge has been stable.

2. Skier numbers remain up – In fact, I have polled many local business owners from Main Street, Breckenridge, and this holiday season has seen record volume for them.

3. Mortgage Rates are down – making your purchase more affordable. Mortgages are at 30 year lows.

4. It is a buyer’s market – After decades of bidding wars, the buyer is now in control and the owner must be more flexible with pricing and terms. You, the investor, are now in the driver’s seat.

5. Gas Prices – Breckenridge, Copper Mountain, Arapahoe Basin and Keystone are all a commuter’s dream. Those living in the Front Range, are only 60-90 minutes from the World Class ski resorts of Summit County, Colorado real estate. The fact that gas prices are down so much, makes Breckenridge and Summit County very attractive to the Front Range crowd.
